Standard fee includes a standard slide show virtual tour that can be added to your MLS and distributed as you wish
Town Home: $175.00
Maximum time on site 45 minutes
Up to 3 Bedroom Condo/Town Home, Two levels, Max 35 photos, Includes a Virtual Tour
This fee does not apply to large Executive style Town Homes. Please use the fees below.
Single Family home: $200
Homes up to $500,000
Maximum time on site 1hour
Includes up to 45 photographs plus a standard slide show Virtual tour.
Premium Service: Homes over $500,000
For your Premium listings I offer a premium service.
Any Size home, all levels included. No maximum # of photos. Special attention is given to features that make this home a premium listing.
Homes $500,000 to $750,000, Fee $300
Estate Homes: Homes valued over $750,000, Fee $400

A 360 virtual tour is a true, self guided tour of a property. The viewer can move around in the space as if they were actually in the property. This is a comprehensive web site including floor plans, high resolution photos, descriptive text, video (add fee), agent contact information, etc. Limited only by your desire.

An on-line virtual tour is compilation of photos, details, and contact information all organized in a property web site. Our virtual tour is a single property web site that presents your listing in the most professional, eye catching way in order to attract qualified, interested buyers and make them want to schedule a visit to see your listing in person. Over 90% of buyers begin their search on the internet, so it is important to have content that sets your listing apart from the field.
Video Walk Through Tour: $200 as a single product, $95 if added to a photo assignment for still photography
Video walk through tour is produced using a steady cam in HD 1920 x 1080p resolution.

Virtual home staging is the process of taking a photograph of an empty room and staging it with real looking furniture and accessories using a graphics rendering system. The benefit of virtual staging is a much lower cost than traditional in home furniture. To introduce this service, I have set my prices far below other virtual staging providers. (Prices subject to change)
Price is for Empty Rooms. I can remove items from an existing photo for an additional charge, quote available upon request.
Pricing does not include the cost of on-site photography.

I replace a gloomy sky with blue sky and puffy clouds.

Fee for service is due before or upon completion of services provided. Photographs will be uploaded to my web site for you to view. All photos will be watermarked with my copyright and will not be able to be downloaded until payment is received via Pay Pay. After payment is complete watermarks will be removed and download will be permitted.
